Leasing a property- Why selecting the right AGENCY is as important as the Property.

The perception of property management is the focus is primarily on the landlord’s needs, however we understand that all parties, both the landlord and tenant, play a huge role within the property management model. That is why today we would share some advice to those who are considering leasing a property or are currently doing so.

When you decide to lease a property, one of the first things you do is jump online searching for a home that suits you and your lifestyle. We believe there is one crucial step before starting this and that is deciding which agency you wish to work with. Why? Because you are going to be forming a contract binding relationship with that agency for a substantial period of time. When you sign a lease you will be in constant communication with your assigned Property Managers involving (but not limited to) inspections, lease extensions and maintenance requests. There will be strong communication between yourself and the agency, it is going to be an ongoing working relationship.

Over the years we have built a solid local network which includes landlords, tenants and contractors. We pride ourselves on using local contractors. If you were to select an agency who are outside of the area, you would be relying on contractors out of the area for maintenance requests, who may try to time it when they can do multiple jobs to make it profitable. This could equate to longer waiting periods for your maintenance requests.

Another factor is to consider if there is a change of personal circumstances, for example if you need to break a lease. Break leases can be quite painful and costly for a tenant as when you break your lease  you continue to pay your rent until another tenant is found. Not only this, you are also responsible for the upkeep of the property until another tenant is found and often additional out of pocket fees for the landlord, like advertising. It is additional work for the Property Management Team however, at Real Estate Plus we have a broad local tenant database and can source suitable tenants quickly, which can reduce the ongoing costs to the outgoing tenant. You never know when your circumstances might change and you may need to heavily rely on your Property Management Team to assist you.
